This sheet will cover common violations for Casoleil
1. Parking is at the risk of the vehicle owner or operator. Management shall have no liability for damage to or loss of any vehicle or any personal property contained within or upon the vehicle(s). Management is not responsible for damage to the vehicle or personal property caused by Act of God, water, fire, or the negligent or intentional acts of others. Residents shall indemnify and hold Management harmless from any loss or liability occasioned by claims of third parties, residents, or resident’s invitees, licensees, guest, agents, employees, employers, or assigns, relating from the use of the parking lot. Residents shall have adequate insurance for the replacement of any personal property lost or damaged while placed in or upon the vehicle, and acknowledges his/her obligation to carry and maintain accident and liability insurance for the vehicle in accordance with state law. Resident waives any insurer subrogation rights against Management, Management’s agents, successors or assigns.

2. Residents shall not park or permit the parking of any vehicle under his/her control other than automobiles, motorcycles, motor driven vehicles, bicycles or four-wheel trucks. Large recreational vehicles, commercial vehicles, trailers, boats or multiple axel vehicles may not be parked within the community at any time. Moving vans must be parked on the street unless unloading and attended.

3. Parking stickers or any other device or form of permission to utilize the parking facility, supplied by Management as a condition of use of the facility, shall remain the property of Management. The Management will charge $25.00 for the replacement of each lost, stolen or destroyed permits. It is the residents’ responsibility to maintain control of all permits. THE PERMIT MUST BE DISPLAYED AND VISIBLE or the vehicle will be towed. The sticker is to be placed on the front lower left Driver side windshield. Permit must be adhered to the window with the adhesive provided on the permit. Permits may not be placed in any tinted area of the front windshield. Hang tags must face outward with the numbers clearly displayed or laid on the front dash facing upward with the numbers clearly displayed. Permits are assigned to one vehicle and license plate and may not be transferred. Purchase or use of an additional vehicle will require the purchase of an additional permit at a $20.00 fee Violations of this policy will result in the citation, immobilization and or towing of the vehicle. Permits will be issued 1 per lease holder or assigned space.

4. Residents shall use their garage for the parking of vehicles first. Reserved spaces are the exclusive use of the resident assigned to the space and may be occupied by allowed motorized vehicles as identified by this document. This policy is to ensure the utilization of the garage spaces for parking. If you are assigned a Reserved numbered parking space you are required to park your permitted vehicle in the space assigned to you. Should you be unable to access the space due to another vehicle you must contact Network Parking and inform them of the vehicle prior to parking in the open areas of the community. Failure to do so will result in citation, immobilization and or towing of the vehicle. This policy is to ensure all available parking spaces are utilized to their full benefit. Garages are single vehicle parking spaces. NO TANDEM PARKING OF VEHICLES IS PERMITTED! Vehicles must be parked completely within the garage space allowing for the garage door to be closed with the vehicle inside. Any vehicle parked in tandem behind another vehicle that does not have a designated space attached will be towed. Garages are to be used for parking first and any storage shall not prevent a vehicle from parking completely within the garage allowing the garage door to be closed. Violation of this policy will result in the Citation, Immobilization and or towing of the vehicle in violation.

5. Parking is prohibited: (vehicles may be cited and towed or immobilized for the following.) a. In areas not striped for parking. b. In a walkway c. Where “no parking” signs are posted. d. On ramps e. In a cross painted or a handicapped designated space without a plate or displayed placard. f. In any other areas as Management or its agents may designate at any time, with prior notice to Resident. g. If the vehicle is not within the painted lines of the stall. h. Vehicles may not reverse park into the parking stall (back into) i. CORNER CURBS. j. Behind a garage that does not have a designated driveway. PARKING IS PROHIBITED AT THE HOME DEPOT PARKING LOT. NO CASOLEIL RESIDENT OR GUEST MAY PARK AT ANY TIME WITHIN THE HOME DEPOT LOT UNLESS YOU ARE SHOPPING AT THE TIME YOU ARE PARKED THERE! YOU WILL BE TOWED WITHOUT NOTICE!!!

6. Management may reasonably amend these rules or adopt new rules and regulations from time to time.

7. The resident is hereby notified the Management’s Agent for removal of vehicles found in violation of these rules or otherwise removed at the vehicle owner’s expense in compliance with California Law, Network Parking Solutions. The telephone number is (866) 579-7275 additionally vehicles may also be immobilized by Network Parking Solutions.

8. Guest vehicles or other non-resident shall have the proper guest pass displayed or be registered with Network Parking and must be parked in designated spaces on the property or off the property on the street. Resident vehicles are NOT ALLOWED to park within Guest assigned spaces at any time. A resident vehicle is any vehicle owned, borrowed, rented or under the control of the resident. All guest vehicles will be required to register in your account. You will be able to send a text or email to invite your visitor to register in your account. You will need to approve your guest registration. Once registered you will be required to request a permit for each visit with a total of 2 overnight or 4 short stays within a 7-day period. Overnights will be considered for any vehicle staying after 10 pm no matter the length of time. Short Stays are a maximum of 4hrs each and may be used after 9 am and will expire by 10 pm daily. Those requiring a longer guest pass must be approved by management. Those vehicles outside of the provided spaces will be towed regardless of vehicle registration Status. Improperly, Unregistered or vehicles without an active permit will be cited, immobilized, and or towed without further warning!

9. Resident acknowledges the posting of the appropriate “Unauthorized Vehicles Shall be Towed or Immobilized at Vehicle Owner’s Expense” signage, in accordance with California Vehicle Code S22658.a

10. Resident acknowledges that this “Parking Addendum” is deemed incorporated (a part thereof) into the Lease, Rental Agreement between Management, Resident.

11. Rental cars must be temporarily registered with Network Parking; failure to do so will result in the vehicle being cited, towed or immobilized at vehicle owner’s expense.

12. When loading or unloading your vehicle, the vehicle warning lights must be on. Vehicles will be given a maximum of 20 minutes. Vehicles left longer will be cited, immobilized and or towed. There is no parking at any time in FIRE LANES. THEY MAY NOT BE USED AS LOADING ZONES.

13. In order to receive a parking permit, all vehicles designated to park on the property must be registered with DMV and provide valid registration and proof of current car insurance to the leasing office

14. No auto repair or maintenance work on vehicles is permitted at any time on the premises. This includes, but is not limited to, changing oil, flushing and filling radiators, all engine and transmission work.

15. All vehicles must be operational; no flat tires, broken windows, etc. Vehicles must be kept in working condition while on the premises. DMV Non-operating vehicles will be towed away at the vehicle owner’s expense.

16. No storing of vehicles on property. A vehicle will be considered stored if not moved within a 7 day period or has a filed Non-operation with the DMV.

17. Residents are responsible for keeping their parking space free of oils, cigarette butts, and debris. Residents will be responsible for repair and clean up of any leaking fluid damage.

18. Washing of vehicles is not allowed on the premises.

19. Any resident that uses the parking area in an unsafe manner or is observed driving at an excessive speed will be prevented from utilizing the parking facility until given management approval.

20. The Office Spaces are reserved daily from 9 am to 6 pm for Leasing Business Only. No Resident or Guest of residents may park within these spaces during this time, even If you are utilizing the pool, business center or gym and clubhouse facilities. Failure to follow this policy will result in citation, immobilization and or towing of the vehicle.
